The median listing price in Waunakee reached $809,900 in July 2025, representing a remarkable 54% increase from July 2024. This reflects the premium market positioning driven by Waunakee's #12 ranked school district and exceptional community amenities.
Properties are averaging 38 days on market, down from 45 days last July. With only 2.3 months of inventory creating strong seller market conditions, well-priced homes are moving quickly β especially premium properties in the $750K+ range.

We're seeing about 103 active listings in July, up from 79 last year. However, with only 2.3 months of inventory (well below the 6-month balanced market threshold), competition remains high β particularly in the premium segments where most buyer activity occurs.
Waunakee continues to show strong seller market conditions with just 2.3 months of inventory. This creates competitive conditions across all price segments, with most sales activity concentrated in the $750K+ premium range while mid-range homeowners choose to stay put.
π° Interest Rates & VA Buyers
With rates hovering around 6.75% for a 30-year fixed, many folks are still buyingβbut securing an interest rate under 7% does require good credit and solid down payments. VA-eligible veterans excitedly report savings, especially with lower down payment options and no PMI.
