Sun Prairie sellers, here is a real case study from a recent takeover listing at 633 Stonehaven Drive.
A different brokerage listed the home in February 2025 at $460,000. After 83 days it expired. They re-listed in June at $430,000, a $30,000 cut. After 114 more days that listing also expired. Across two listings, 197 days, and a sizable price reduction, the home did not close.
The seller hired Integrity Homes to take over the listing. We re-listed it on November 4, 2025 at $414,900, $15,100 below the prior expired list price. An offer was accepted in 14 days. It closed at $415,000, $100 over list, with 18 total days on market.
The lesson for Sun Prairie sellers stuck with an agent who can't sell their home: another price drop on the stale listing rarely fixes it. A clean takeover at a defensible price does.

The Waunakee housing market continues to hold strong, with around *2 months of inventory* keeping things in a seller’s market—though with a bit more balance than some surrounding communities. Homes are moving in about *20 days on average*, and while higher-priced homes may take a little longer, buyer competition remains strong, especially in lower price ranges.
