Madison's housing market delivered an interesting message in May:
📉 Sales were down 11% year over year.
📈 Prices still increased.
At first glance, those two things seem contradictory. But they're actually telling us the same story.
Fewer homes changed hands in May, not because buyers disappeared, but because inventory remains tight. Well-priced homes are still attracting strong attention and moving quickly, with a median market time of just 6 days.
The median sale price reached $447,500, up 1.7% from last year. That may not sound dramatic, but it reinforces something we've been seeing throughout 2026: demand continues to outpace supply in many parts of Madison.
One area worth watching is the $300K–$400K price range. With less than one month of supply, it's currently one of the most competitive segments of the market. Buyers shopping in that range need to be prepared before the right opportunity appears.
The good news? Active inventory is up compared to last year, giving buyers more options than they've had in recent seasons. More choice is entering the market, but competition hasn't disappeared.
