Waunakee, Wisconsin Housing Market

July 2026

Created: December 1, 2025 | Last Updated: July 1, 2026

Known for top-ranked schools and an affluent small-town feel, Waunakee is one of Dane County's most sought-after communities and typically one of its tightest. The median sale price climbed to $745,000 in June, up 6.3% year over year, homes went under contract in a median of 12 days, and at 2.20 months of supply Waunakee is a Strong Seller's Market. New listings ran 21% below last June, so the defining story here is scarcity. Here is what the numbers mean for buyers and sellers right now.

Waunakee is a Strong Seller's Market at 2.20 months of supply. June's median jumped 6.3% to $745,000 and closings held flat at 28, but new listings fell 21% year over year, so the pressure is coming from scarce inventory rather than fading demand. Homes still move quickly at a 12-day median, though that is up from a red-hot 6 days last June, and the $300,000 to $400,000 band is the one truly tight zone at 0.62 months. Based on June closings, July 1, 2026 snapshot.

Should I Buy a Home in Waunakee Right Now?

Yes, for prepared buyers, though Waunakee is small and inventory is genuinely tight right now with just 50 active listings. At 2.20 months of supply this is a Strong Seller's Market, and the $300,000 to $400,000 band is especially fierce at 0.62 months, where homes go under contract in a median of five days. The better-supplied ranges from $600,000 to $800,000 carry closer to four months and offer real choice. Get fully underwritten and be ready to act, because the best-priced listings still move at a 12-day median.

Is Now a Good Time to Sell a Home in Waunakee?

Yes. Waunakee remains a desirable, demand-driven market, and the year-to-date sales count is up 28.5% with the June median rising 6.3% year over year to $745,000. With new listings down 21% and only 50 homes active, well-prepared sellers face limited competition. The key is pricing to the most recent comparables, particularly in the higher-end ranges above $700,000 where days on market have stretched out and buyers have more leverage.

The Real Story in Waunakee Is Inventory, Not Price

The biggest headline in Waunakee right now still isn't pricing, it's inventory. Closings were essentially flat year over year at 28, and new listings actually fell about 21% from last June, with just 50 homes active across the whole village. That's not a demand problem, it's a supply problem: there simply aren't enough homes for the buyers who want to be here. Even so, prices held strong, a median of $745,000 (up 6.3%), an average sale price of $795,302 (up 3.5%), and an average asking price around $725,000. When inventory stays this thin, well-positioned homes keep their pricing power.

Where the competition is fiercest. The tightest segment today is $300,000 to $399,999, at just 0.62 months of supply with a five-day median time to contract. Anything under one month is an extremely competitive seller's market, and that entry-level-for-Waunakee band is exactly where I'm seeing multiple offers when a home shows well.

The upper end has cooled. This is the shift worth flagging. Homes from $700,000 to $800,000 are sitting a median of 46 days, and the $1,000,000-plus tier around 41 days. A year ago the luxury end was flying; right now buyers up high have real negotiating room, and sellers in those ranges need sharp pricing and presentation. The $800,000 to $900,000 band is the exception, still moving in about 12 days.

Buyers are still buying larger homes. Just under half of Waunakee's sales this month were homes over 3,000 square feet, with an average size near 2,986. That reflects Waunakee's continued pull for move-up buyers and families chasing larger lots and highly rated schools.

Looking ahead. New construction could shape pricing later this year. Development continues on the growing edges of town, and additional higher-end inventory closing through summer and fall could nudge average and median prices around. The core point holds: Waunakee remains a market defined by scarcity. Sales are steady, not soaring, because there simply isn't enough to buy, not because buyers have left. Demand is healthiest in the $300,000 to $400,000 range and softest at the very top. For buyers, the challenge is finding inventory; for sellers, a properly priced home still gets attention fast.

Are Home Prices Going Up or Down in Waunakee?

Up modestly at the top line. The June median rose 6.3% year over year to $745,000, and the average sale price gained 3.5% to $795,302. Price per square foot was essentially flat at $264, down a rounding-error 0.3%. The year-to-date median of $597,000 is off a slight 0.5%, reflecting the particular mix of homes that have sold this year rather than any real softening. In a market this small, monthly and year-to-date medians swing with the sales mix.

How Long Does It Take to Sell a House in Waunakee?

Fast for well-priced homes. The median days on market for June closings was 12 days, quick in absolute terms but up from a blistering 6 days a year ago. The average days on market was 35, pulled well above the median by a handful of slower higher-end listings, homes from $700,000 to $800,000 and above $1,000,000 are taking 40-plus days. Sharp, well-presented Waunakee homes in the middle of the market still move within about two weeks.

Can Buyers Negotiate in Waunakee?

It depends on the band. In the tightest segment, $300,000 to $400,000 at 0.62 months of supply, there's little room, and June closings overall came in about 0.58% over asking. But the upper ranges tell a different story: from $600,000 to $800,000 supply runs close to four months, and above $700,000 homes are sitting 40-plus days, so buyers shopping the higher tiers have real negotiating leverage right now.

Should I Wait for Interest Rates to Drop in Waunakee?

Timing rates is risky anywhere this desirable. Waunakee's tightest band is already under one month of supply, and lower rates would likely intensify competition there. In the better-supplied mid and upper tiers you have more flexibility. For most buyers the smarter move is to buy the right home when it appears and refinance later if rates fall, rather than waiting and facing more competition against thinner inventory. Review your loan options first.

If a VA loan is on the table, our Wisconsin VA loan guide covers options that can lower your effective rate.

What's Happening in My Waunakee Neighborhood?

Waunakee is reported as a single zip, 53597, which posted 28 closings in June at a $745,000 median and a 12-day median time to contract. The market here moves more by price band than by neighborhood.

The village core and older established neighborhoods offer the more accessible price points, where the $300,000 to $400,000 range is drawing the fiercest competition. Newer subdivisions on the growing edges of town bring more recent construction at higher prices, and that upper end has more room right now with homes above $700,000 taking longer to sell. Waunakee's premium reflects its schools and small-town character, so the segment you are shopping matters more than the specific neighborhood.

Plenty of buyers researching Waunakee also weigh the surrounding communities, where schools, price, and commute shift the math. Each has its own market report and living guide: Madison, Sun Prairie, DeForest, Verona, Middleton. Comparing a few side by side is one of the smartest things you can do before committing to an area.
