1Talk with a VA-savvy real estate professional

The whole process starts with a conversation, not paperwork. Before you fill out a single form, talk with a Realtor who knows VA loans and knows Madison. That first call is where we go over your goals, your timeline, your budget, and whether you are relocating, upgrading, or buying your first place. It costs nothing, and it saves a lot of second-guessing later.

A VA-experienced agent does more than open doors. We coordinate with your lender, coach the listing agent on how VA financing actually works, and structure your offer so a seller reads it as safe and serious. When you build the right local team first, every step after this one gets easier.

2Confirm your VA eligibility and obtain your COE

Eligibility is tied to your service, not your paycheck. You may qualify if you are a veteran who meets service-length requirements, an active-duty service member, a qualifying member of the National Guard or Reserves, or a surviving spouse. The 115th at Truax is a Guard wing, so if you serve in the Guard or Reserves and think this benefit is not for you, it very likely is.

Eligibility gets confirmed with a Certificate of Eligibility, or COE. In most cases the VA-experienced lenders we work with pull the COE for our clients, often electronically in minutes. One less form in your life. If you are not sure whether you qualify, that is what step one is for.

3Get pre-approved with an experienced VA lender

Pre-approval is where the plan meets the numbers. Your lender reviews your income, credit, and Certificate of Eligibility, and gives you a written letter stating what you are approved to borrow. A quick online estimate is not the same thing, and it will not stand up in a competitive offer.

A VA loan comes with strong built-in benefits: no down payment on most purchases, no private mortgage insurance, competitive rates, and flexible credit guidelines. For many of my buyers, zero down is a strategic choice, not a necessity. They keep their cash for repairs, moving costs, or investments instead of locking it into the house. Ask your lender for numbers you can shop with confidence, then move to the fun part.

4House-hunt in Madison and Dane County

Now you shop. Madison has real variety, and each part of town has a different feel. On the near west and Regent-area neighborhoods you get walkability and character. On the far west near Middleton, established neighborhoods and easy access to the Beltline. Fitchburg and the south side have newer builds and larger lots. If you want a smaller-town feel, Sun Prairie, Waunakee, DeForest, and Verona are all a short commute from downtown Madison.

5Build and submit a competitive VA offer

A VA loan does not make your offer weaker. How you write it decides whether a seller says yes. When my buyer is competing, I get on the phone with the listing agent before the offer lands and make sure they actually understand how VA financing works. Deals get lost to secondhand assumptions, not to the loan itself.

A strong VA offer pairs a firm pre-approval, a healthy earnest money deposit, thoughtful appraisal-gap language when the market calls for it, and a timeline that respects the seller. Zero down does not mean a broke buyer. Plenty of my clients choose zero down on purpose and keep their cash for repairs or investments. That is strategy, not weakness, and the right agent makes sure the seller understands the difference.

6Complete inspections and the VA appraisal

After your offer is accepted, the home goes through a VA appraisal that checks value and confirms basic safety and habitability, and usually a separate home inspection you choose to order. Most of this is routine, and knowing what to expect keeps it calm.

Here is where experience helps. After walking through thousands of homes with veteran clients, I can usually spot what a VA appraiser is going to flag before we ever write the offer: chipping paint, missing handrails, foundation and structural items, the usual suspects. When something does come up, most required repairs are straightforward safety items, and a good agent helps you and the seller work through them so the deal keeps moving. 7Clear underwriting and prepare for closing

Underwriting is the lender's final review of your file. They confirm your income, employment, credit, appraisal, and title work, then issue what is called the clear-to-close. Your job here is simple: respond to document requests quickly and keep your financial picture steady. Do not open new credit lines, do not change jobs voluntarily, and do not make large purchases until after closing.

A few days before closing, you will receive a Closing Disclosure listing your final numbers, including any VA funding fee. Some veterans, including many with a service-connected disability rating, are exempt from the funding fee entirely. Your lender confirms your exact figure well before you sit at the table, so there are no surprises.

8Close, receive the keys, and move in

Closing day is where it all comes together. You will do a final walk-through of the home, review your closing documents, sign, and take possession. In most VA purchases, you bring no down payment. You are responsible for closing costs and, in many cases, the VA funding fee, though as mentioned above, some veterans are exempt.
