🏡 About Westbridge ›
One Neighborhood, Two Additions —
And a Separate Neighbor Named Southbridge
Westbridge is a single-family subdivision on the northwest side of the Village of Waunakee, off Kopp Road, directly adjacent to the Meadows of Sixmile Creek Golf Course. It was developed by Livable Communities by Don Tierney, with the original plat recorded around October 2011. The original plat is largely built out today — it functions primarily as a resale market, with nearly all tracked builder lots sold and a major new-construction listing site having archived its Westbridge page.
Golden Ponds Addition to Westbridge is a newer addition to this same subdivision — not a separate development. Its recorded Declaration of Covenants was filed with Dane County on October 4, 2022 (Document #5865853), identifying Lots 1–80 plus eight outlots. Earlier planning materials referenced approximately 83 lots on roughly 62 acres, with the Village Board approving the final plat on May 20, 2019 — that 2019 approval is an earlier development milestone, and the 2022 recorded declaration is a later, more specific document; the two figures reflect different stages of the same addition rather than a contradiction to resolve by picking one.
Golden Ponds has its own, separate homeowners association — the Golden Ponds Addition to Westbridge Homeowners Association, Inc. — distinct from the original Westbridge Neighborhood Association, Inc. The two associations have different governance status (the original is homeowner-controlled; Golden Ponds remains developer-controlled) and different recorded covenants. A buyer should confirm which association and which covenant set applies to a specific address before writing an offer.
"Westbridge and Southbridge share a developer and a naming convention — not a master plan. They're separate, non-adjacent Waunakee neighborhoods with entirely separate HOA structures."
Amenities include a 12.1-acre Westbridge Park (playground with zipline, tennis and basketball courts, a baseball area, volleyball, a covered shelter, and walking trails) and an optional-membership saltwater pool complex, both serving the neighborhood but governed by separate organizations from either HOA — more on that in the Parks section below.
⭐ What People Value ›
What Draws Buyers to Westbridge
Eight things that come up when discussing this neighborhood — evidence-based, not promotional.
⭐ Why People Choose It ▾
Golf-Course Adjacency
Westbridge sits directly adjacent to the Meadows of Sixmile Creek Golf Course. No evidence supports automatic membership or playing privileges from the adjacency alone — but the proximity itself is a real, verified locational feature.
A Dedicated 12.1-Acre Park
Westbridge Park (1040 Kopp Rd.) is Village-owned and complete — playground with zipline, tennis and basketball courts, a baseball area, volleyball, a covered shelter, and walking trails, all inside the neighborhood.
Optional Saltwater Pool
A separate nonprofit, Westbridge Neighborhood Pool, Inc., owns and runs a saltwater pool complex — lap pool, activity pool, and a zero-depth children's pool — with optional membership, not automatically bundled into HOA dues.
Homeowner-Controlled Governance
The original Westbridge Neighborhood Association is homeowner-controlled, not developer-controlled — its registered agent is a resident. Relevant for buyers who specifically value resident self-governance over developer control.
New Construction Still Available
While the original plat is largely resale today, the newer Golden Ponds Addition has had active builders as recently as the 2026 Parade of Homes season — a real option for buyers who specifically want new construction in this neighborhood.
An Established, Built-Out Original Plat
The original Westbridge plat dates to 2011 — mature landscaping and a settled streetscape, distinct from a still-under-construction subdivision, for buyers who prefer an established neighborhood over active building activity next door.
Genuine In-Village Proximity
Real routing-verified distances from a Westbridge address show grocery, coffee, pharmacy, library, and downtown Waunakee all under about 7.5 minutes by car — not a marketing estimate.
Waunakee School District Assignment
Confirmed via Dane County's own property records across both the original plat and Golden Ponds — for buyers specifically seeking Waunakee Community School District.
🏫 Schools ›

🌿 Parks & Amenities ›
Parks, Pool, and Outdoor Amenities
Two separate organizations run Westbridge's two main resident amenities — neither is bundled into either HOA's dues automatically.
🌿 Parks & Amenities ▾
Westbridge Park — 1040 Kopp Rd. (Village-owned)
12.1 acres, complete and operational. Playground with zipline, tennis court, basketball court, a baseball area, volleyball, a covered shelter, and walking trails. HELIOS outdoor fitness equipment is referenced in developer marketing but has not been independently confirmed — field verification needed before stating it as fact.
Westbridge Neighborhood Pool (separate membership organization)
A saltwater pool complex — lap pool, activity pool, and a zero-depth children's pool, plus a deck and pavilion with locker/shower facilities. Owned and operated by Westbridge Neighborhood Pool, Inc., a separate nonprofit from either HOA. Membership is optional and priced separately from HOA dues.
Meadows of Sixmile Creek Golf Course — Adjacent
Westbridge sits directly next to this operating golf course. No evidence supports automatic membership, playing privileges, or resident discounts — confirm any golf-access expectations directly with the course rather than assuming them from the adjacency.
Neighborhood Stormwater Pond & Golden Ponds Outlots
Village work in 2025 included dredging, regrading, outlet/inlet-pipe repairs, and a gabion structure installed west of Hellenbrand Road tied to agricultural runoff, with follow-up landscape restoration — routine infrastructure maintenance, not a defect. Within Golden Ponds, Outlots 2, 3, and 6 are Village-owned public park land; Outlots 1, 5, and 8 are Village-owned stormwater-management land; Outlots 4 and 7 relate to the association and a mail-kiosk area.

Westbridge — What Homes Are Selling For
This trailing-12-month pull shows 8 closings between $745,000 and $1.5M, median $872,500, with a slower 49.5-day median time on market than most other Waunakee neighborhoods this pull covers. I haven't yet broken this out by the original plat versus the Golden Ponds Addition separately — they run under two different HOAs and behave like two different sub-markets, established resale on one side and newer construction on the other, and blending them likely explains some of that wider time-on-market spread. Call me directly and I'll walk you through the specific comp.

Neighborhood market statistics describe the market as a whole — they cannot tell you what your specific home is worth today. Westbridge is really two sub-markets: an established, largely resale original plat and a newer, still-building Golden Ponds Addition with its own recorded construction requirements. Lot position, addition, builder, and finish level can all move value meaningfully.
An accurate home valuation requires a licensed agent to review your specific property against closed comparable sales within the same addition. If you're a Westbridge or Golden Ponds homeowner considering a sale, John can provide a current market analysis at no cost or obligation.

Buyers mix up Westbridge and Southbridge more than any other pair of neighborhoods I show. When someone calls asking about "the Tierney neighborhood off the golf course," I always ask which side of town they mean before we go further — Westbridge sits off Kopp Road on the northwest side, Southbridge is over toward the Lake Mendota side. Same developer, same "-bridge" naming, but two completely separate HOAs. Worth the extra question before we start touring.
The original Westbridge Neighborhood Association is homeowner-run, and from what I've seen it runs quietly — it's not an HOA that generates a lot of noise. That homeowner control is actually a real selling point for buyers who want to avoid a still-developer-controlled board making the decisions, which is exactly the situation over in Golden Ponds right now.
For buyers weighing an established Westbridge resale against a new Golden Ponds build, it usually comes down to two questions: how much they want to customize a floor plan versus move into something finished today, and whether they're comfortable with an HOA that's still developer-controlled versus one that's already homeowner-run. Lot size and price per square foot matter too, but those are the two I ask first.
The saltwater pool is optional membership, and in my experience it's a real amenity people actually use — not a paper benefit nobody joins. I wouldn't call it universal, but it's popular enough that I mention it early when I'm showing homes in the neighborhood.
