Savannah Village trips people up because it's really five separate additions under one name — Montondon, Monticello, Hanover, Eldorado Woods, and Woodbridge. I'll show a buyer a home in Hanover and they'll assume it's built to the same covenants as the house they liked in Montondon down the street. It usually isn't. I tell every buyer here: find out which addition you're actually in before you assume anything about the rules.

People ask me about the HOA in Savannah Village a lot, and the honest answer is I haven't found a standalone covenant-enforcement association collecting dues here. What's well documented is the pool association, which is its own real, financially transparent nonprofit — but that's a different thing from the HOA a buyer might be used to in a newer subdivision. If dues and architectural control matter to you, confirm directly with the seller or a title company before assuming either way.
