Step 1: Start with a call, then eligibility and your COE

It starts with a conversation, not paperwork. Call or text first. Step 4: Making an offer that gets taken seriously

There is an old myth that VA offers are harder for sellers to accept. In a market like Dane County, that idea can cost a veteran the home they wanted. The truth is that a VA offer, written well and backed by a solid pre-approval, competes right alongside everyone else.

Step 5: The VA appraisal and inspections

After your offer is accepted, the home goes through a VA appraisal, which includes a look at basic safety and habitability, and usually a separate home inspection you choose to order. Most of this is routine, and knowing what to expect keeps it calm.

Here is where experience pays for itself. After walking through thousands of homes, I can usually spot what a VA appraiser is going to flag before we ever write the offer: chipping paint, missing handrails, foundation and structural issues, the usual suspects. Over 90 percent of the time we identify those items up front and negotiate them through the home inspection or the offer itself, so nobody is scrambling at the last minute when the appraisal comes back. And after my years as a Sun Prairie volunteer firefighter, I will tell you most required repairs are the same basic safety items I would want fixed in my own house. They are fixable.

Step 6: Closing day

Closing is where it all comes together. You will do a final walk-through, review your closing documents, and sign.
